  • Investment Opportunities as RE Agents!

    As a Real Estate Agents your able to find those Investment Opportunities!  Disclose, Disclose, Disclose.  If you come upon a FSBO, Expired or Withdrawn listing that your interested in purchasing yourself you MUST disclose this information to the Seller.  Many times in previewing these properties (and the property fits our profile) it is time to talk directly to them about your interest in making an offer.  The Profile we follow is based on the Market Analysis, a Net Sheet showing your Costs for Purchasing and the Net to Seller, and your total costs to make upgrades (only cosmetic).  If your realize a profit after deducting your costs and still sell if for market value then make the offer.  Much of this information is available to you as a real estate agent through your MLS statistics.  It is much easier to find these properties in your day to day prospecting than it is for the consumer.  The side benefit is you will have the first hand experience investing in properties and will naturally attract other propsective investment buyers (non-licensed).  There is a GREAT Seminar product you can check out on www.lucky7seminars.com .  It is a team of investors in Tennessee that have CD and seminar training available about investing.  Check it out!!  If you have any questions contact me J.   • Interested in Real Estate as a Career?

    Considering Real Estate as a Career?  Check out the National School of Real Estate for their classes within the State of Alabama, www.nsre.org .  There are 30 CE Pre-License Classes to qualify to take the Real Estate Exam.  You will then take the EXAM by scheduling with H&R Block testing centers.  After you pass the EXAM you will receive a temporary (6 months) license to allow you to practice Real Estate and join a Real Estate Company in your community.  During the 6 month period you are required to complete a 30 CE post license course.  This prepares you for the day to day task that are necessary to prospect for Sellers and Buyers, preparing Market Analysis, how to work with Lenders, Appraisers, Contract Writing, Home Inspectors and minimize liability to you and your Broker.  Sounds like Fun? 

    You should interview Real Estate Bokers before you sign on with a company. Find out about their in-house training for new real estate agents, technology available in the office, company web-site support, what FEE's are associated with supplies and/or Technology, Office Staff Support, how often do they have sales meetings/office tours of listings, and if they have a full time Broker, etc.  Ask to sit in on any in-house training programs before you decide which company to join.  Get is sense of the working environment in the office (are the agents friendly or not).  Contact us with any questions you may have!
